The purpose of a building analysis is to determine the source and root of building problems and damage that may warrant further investigation and repair. Typically, we search for and review all available drawings and documentation pertaining to the job to pinpoint possible trouble spots and perform a brief, non-intrusive visual review. We then discuss the documentation and visual review findings with the parties involved, to advise on whether a further investigation is warranted.
When a more thorough investigation is necessary and approved, we provide our clients with an illustrated Investigation Plan to explain what we will be testing and observing. This bound summary lists areas selected for the removal of finishes and serves as an instrument of instruction for the chosen contractor, to aid in the removal and temporary repairs of the selected locations. This enables us to identify defective construction and locate the ultimate trigger for failure or deterioration of various components of a building. Affected components may be further examined to establish if failure was due to incomplete design, weather, age, poor construction practices, improper material specification, or a combination of these factors.
Once this investigation is completed, SGA confirms if the work has been executed properly according to Code, industry standards, and the original construction documents. We then provide our clients with a written summary of concerns and discuss our findings and suggestions for future services, should they be necessary. |
